Geo Gutierrez

Estimator

After graduating as an architect from Nicaragua, Geo learned the skills of a detail draft man, leading him to manage a team of architects and engineers in residential and commercial design.  In his past work experiences, he was responsible for project execution and supervision of design to its completion. This experience has helped Geo excel at Keystone as an Estimator as he oversees production efficiency to ensure our performance quality.  Further down the road, Geo has desires to return to a Nicaragua and retire on his farm.

Jeff Bradley

Principal

As a co-owner of Keystone, Jeff’s focus is always on improving “the customer experience”.  With 20 plus years of industry experience, he is a trusted advisor in the markets that Keystone serves.  In his role, Jeff works closely with customers in creating long term strategies for restoring their assets.  Active in many industry affiliated associations, he is a past President of the IFMA Richmond Chapter.  Outside of the office, Jeff enjoys golf and living life with his family.

James Hicks

Business Development Manager

James began his career in property management shortly after graduating from UNCW.  He cut his teeth on municipal property management, grew into commercial property management, and eventually into facilities operations.  These years of experience developed James’s understanding of the dynamics of building envelope studies.  James is the father of 2 sets of teenage twins, which keep him very busy.  James enjoys camping, waterskiing, home improvement projects, and attending his children’s sporting events.  James, his wife and their children live in the west end of Richmond.

Justin Lucy

Business Development Manager

Justin joined Keystone as a Business Development Manager where his focus is managing existing client relations and developing new business opportunities. Prior to joining Keystone, Justin spent the last 10 plus years in commercial and multifamily property management. During this time, he managed a diverse portfolio of government, office, retail, industrial, and multifamily properties. Justin holds a bachelor’s degree from Virginia Tech, where he majored in Property Management.  He is a Certified Property Manager (CPM) through the Institute of Real Estate Management (IREM).  Outside of work, Justin is an avid Virginia Tech fan and enjoys spending time with his wife and kids. 

Terri Sanderson

Service Department Coordinator

As the Service Department Coordinator for Keystone, Terri brings with her experience in the customer service and construction administration fields.  Her effective communication skills and attention to detail allow her to focus immediate customer needs which is the foundation for our Service Department. In her spare time, Terri enjoys travel, music, decorating and spending time with her family and friends.

Heather Henderson

Office Manager

Heather has over 15 years of experience of Administration and Operations Management. Her approachable personality and understanding of our company’s core values bring stability and facilitates the synergy of our teams providing an excellent experience to our employees, partners and clients. As an effective communicator, she has the distinctive ability to organize ideas that improve the processes and systems of Keystone. In her free time, Heather enjoys spending time outdoors with her family.

Kelton Villavicencio

Project Manager

Kelton Villavicencio A.AIA is a graduate of Architecture with an accentuation in historical preservation.  In his role at Keystone, Kelton oversees the Operations Department.  He has been presented with the Obras Cemex Award Mexico various times and published in the Backstage Architecture Italy second edition for professionals under 35 years of age.  His work typology ranges from residential, commercial, institutional and hospitality.  He is the founding partner of GV architects and Habitarc. In his pastime, Kelton practices Karate in which he has a black belt 1st Dan and also enjoys the outdoors with his family.

Frank Duarte

Managing Member

Frank has over 20 years of experience in helping building owners and managers protect their assets.  As a co-owner of Keystone Waterproofing & Restoration, he is a versatile leader with a tenacious work ethic.  Priding himself as a mentor and motivator, he enjoys working with people.  With being an active member of many industry-affiliated organizations such as Sealant Waterproofing and Restoration Institute, International Concrete Repair Institute, IREM and AIA, he continues to push himself to keep improving upon his industry expertise.  Outside of work, Frank’s passions include mountain biking, soccer and spending time with his family.
